Impact for Homeowners of Outdoor Remodeling Projects

If you are thinking of an outdoor remodeling project and landscape design, check out the 2016 Remodeling Impact Report: Outdoor Features The report provides the typical cost of 10 outdoor projects, how much appeal each project is likely to have for buyers, and how much REALTOR® estimates homeowners can recover on the cost of the outdoor project.

The REALTOR® ranked a standard lawn care program as the number one project that appeals to buyers. Upgrading the landscape with seed lawn had the highest cost recovery.

There are two main components in landscape design. These two parts are softscape and hardscape.

 

Hardscape

Hardscape are design elements that are solid and unchanging as the years go by. Some examples of hardscape are rocks, walkways, driveways, patios, swimming pools, fountains, retaining walls, paver patios, outdoor kitchens, water features, and decks.

Landscape Hard

 

Softscape

Softscape are elements that are fluid and changing as they mature. Examples of softscape features include grass, trees, shrubs, flowers, soil and vegetable gardens. The ideal landscape is a balance of both hardscape and softscape.

Landscape Garden

 

New patio, new deck, and softscape upgrades provide roughly 100 percent in cost recovery. A new pool would only recover 50 percent of the cost.

Hardscaping elements are typically much higher in cost. If you need a change of scenery in a few years you will need to go through the redesign and replacing of hardscape features. Softscaping on the other hand is more affordable and can be easily changed but require more care and maintenance.
